Privacy policy

This Privacy Policy explains how Treeside LLC d/b/a Treeside Financial (“Treeside,” “we,” “us,” or “our”) collects, uses, discloses, and safeguards information when you visit or interact with TreesideFinancial.com and any related websites, landing pages, forms, quizzes, calculators, scheduling tools, chat features, and other online services that link to this Privacy Policy (collectively, the “Site”).

Effective Date: December 29, 2025
Last Updated: December 29, 2025

By using the Site, you acknowledge that you have read and understand this Privacy Policy.

1. Scope and important definitions

This Privacy Policy covers information collected through the Site.

  • Personal Information means information that identifies, relates to, describes, or could reasonably be linked to you.
  • Nonpublic Personal Information (NPI) is a term used in financial privacy laws (including the Gramm-Leach-Bliley Act) and generally includes information a consumer provides to obtain a financial product or service, information resulting from a transaction, or information otherwise obtained in connection with providing a financial product or service.

This Privacy Policy does not cover information collected by third parties on their own sites or services, even if linked from the Site.

2. Information we collect

We may collect information you provide directly to us, information collected automatically when you use the Site, and information from third parties (including consumer reporting agencies when authorized).

Information you provide to us

Depending on how you interact with the Site, you may provide:

  • Contact information: name, mailing address, email address, and phone number
  • Mortgage-related information: property and housing information, loan preferences, income and employment information, assets, debts, and other details relevant to mortgage inquiries or applications
  • Scheduling and communications: appointment requests, messages, chat content, and call notes
  • Any other information you choose to submit through forms, quizzes, or uploads

Information we collect automatically

When you access the Site, we may automatically collect:

  • Device and technical data: IP address, browser type, device type, operating system, and approximate location (derived from IP)
  • Usage data: pages viewed, time spent, referring/exit pages, clicks, form interactions, and other activity
  • Cookies and similar technologies: identifiers and tracking data used for site functionality, analytics, and advertising measurement

Information we may obtain from third parties

We may receive information from:

  • Consumer reporting agencies and data providers (for example, credit attributes, scores, and consumer report data via a soft inquiry) when you authorize us
  • Service providers that help us operate the Site, verify data, prevent fraud, communicate with you, and process requests
  • Lenders and other partners involved in evaluating or providing mortgage-related options

3. How we use information

We may use information for the following business and commercial purposes:

  • Provide, operate, and improve the Site and our services
  • Respond to your questions and requests
  • Prequalify you for mortgage options and help match you with lenders and mortgage programs
  • Verify information you provide and help prevent fraud
  • Schedule and manage appointments and communications
  • Send service-related communications (for example, application updates, appointment confirmations, and required notices)
  • With your consent (when required), send marketing communications about products, services, and opportunities
  • Analyze Site performance and improve user experience
  • Comply with legal, regulatory, and contractual requirements
  • Maintain the security and integrity of our systems

4. Soft-pull credit information and FCRA authorization

If you submit information through the Site to request prequalification or mortgage options, you may be asked to authorize Treeside (and certain partners/service providers) to obtain consumer information about you, including soft-pull credit report data, credit attributes, and/or credit scores, from consumer reporting agencies.

By submitting your information and providing authorization where presented, you provide written instructions under the Fair Credit Reporting Act (FCRA) allowing us (and authorized partners/service providers) to obtain a consumer report via a soft inquiry for the purposes of prequalification, verification, and matching.

A soft inquiry typically does not affect your credit score.

5. How we share information

We may share information as described below.

Service providers

We may share information with vendors and service providers that perform services on our behalf, such as hosting, analytics, communications, data verification, fraud prevention, customer relationship management (CRM), and credit reporting vendors. These providers are expected to protect information and use it only to provide services to us.

Lenders and mortgage-related partners

If you request mortgage options or assistance, we may share your information with wholesale lenders and other parties involved in evaluating, processing, or providing mortgage-related products or services.

Affiliates and marketing/lead partners

We may share information with affiliates. We may also share information with marketing or lead partners only when permitted by law and consistent with any consent you provide (for example, if you request to be matched or contacted by partners).

Legal and compliance

We may disclose information to comply with law or legal process, respond to lawful requests, protect rights and safety, enforce our agreements, or prevent fraud.

Business transfers

If we are involved in a merger, acquisition, financing, reorganization, bankruptcy, or sale of assets, information may be transferred as part of that transaction.

We do not sell your information for third-party marketing

We do not sell or rent your personal information to unaffiliated third parties for their own marketing purposes without your consent.

6. Communications and marketing preferences

Consent to contact

If you provide your phone number or email through the Site and opt in where required, you consent to receive communications from Treeside related to your mortgage inquiry and services. Communications may include calls, SMS/texts, and emails, including automated technology where permitted by law.

You can opt out of marketing communications at any time:

  • Text: reply STOP (or follow the instructions in the message)
  • Email: use the unsubscribe link (if provided)
  • Phone: tell the caller you want to opt out
  • All methods: contact us using the information in the Contact section

Opting out of marketing communications may not stop service-related communications.

7. Cookies, analytics, and tracking technologies

We use cookies and similar technologies to:

  • Provide Site functionality and improve performance
  • Understand how users interact with the Site
  • Measure advertising and marketing effectiveness

We may use analytics providers (such as Google Analytics) and advertising platforms (such as Meta or Google) that set cookies or use similar technologies.

Your choices

You can control cookies through your browser settings and may be able to limit certain tracking through device settings or opt-out tools provided by third parties.

Do Not Track signals

Some browsers offer a “Do Not Track” signal. The Site may not respond to Do Not Track signals because there is no universally accepted standard for how to interpret them.

8. Data retention

We retain personal information only as long as reasonably necessary for the purposes described in this Privacy Policy, including to provide services, meet legal/regulatory obligations, resolve disputes, and enforce agreements. When information is no longer needed, we take reasonable steps to delete, de-identify, or securely dispose of it.

9. Data security

We use commercially reasonable administrative, technical, and physical safeguards designed to protect personal information. However, no system can be guaranteed 100% secure.

As a financial services provider, Treeside maintains an information security program consistent with applicable requirements, including obligations under the Gramm-Leach-Bliley Act (GLBA) and related rules.
